Almost Anyone can get Mortgage Finance if you know how...

That's where a good Mortgage Broker can be invaluable. But for investors you need more than just an average broker to get the right Mortgage Finance.

Have you heard the saying “why go to the bank and get what you’re given, when you can go to a broker and get what you want?”

If you are after a home loan and did your homework you’d find that there are much more than the major banks who lend money. For example Investor Finance have access to over 28 different lenders, all of which have their own individual loan products to suit a variety of different people. All up we have access to over 500 different loan products.

It is a mortgage broker’s job to know all of the benefits and drawbacks of all these products in order to find a loan that best suits you.

Why use a Mortgage Broker?

Think of it this way, if you wanted to buy a car you could walk straight into a Ford dealer. The Ford dealer would only be able to sell you a car from his yard, but what if the car that best suits you was in the Holden dealer’s yard up the road?? Is the Ford dealer going to tell you to go away and see the guys at Holden?? …..No.

Wouldn’t it be great if you could sit down with just one person and tell them what you are looking for in a car, and then have them go and do all of the legwork for you and come back with the best car for you at the best price?

Do Mortgage Brokers cost more?

Not at all. It doesn’t cost any extra to go through a mortgage broker. A broker gets paid a commission from the bank when they introduce a client to them. You could go shopping all over town yourself to find the best deal, or you can get a broker to do it for you for free and get access to all of the banks great deals, at no extra cost to you. It makes good sense to use a broker….

Also, a broker only gets paid on results, so it’s in their best interest to find you the best deal and ensure that you are happy. The banks are happy to pay brokers a commission because they are not paying staff overtime rates to come and see you at your home in the evenings.

Do you think your boss would prefer to pay you on results instead of paying you a wage every week?

Why is Investor Finance different from a standard mortgage broker?

More than Just Mortgage Brokers

At Investor Finance you won’t deal with an ex banker or a standard mortgage broker and get a loan. At Investor Finance you’ll deal with a Finance Strategist and get a solution.

 A Finance Strategy

Our Finance Strategist’s are investors themselves, this is important, because doing it is very different from reading about it.

A good finance strategist should also be a good coach, armed with good investment principles, they should encourage you when you’re a bit down, and calm you down when you’re over excited.

The ability to think outside the square

You can only call yourself a finance strategist if you can think of solutions that your clients may, or may not know about. This may sound silly, but how often do you have to come up with solutions for your advisors, so they can solve your problems? Most mortgage brokers are trained to take instructions from their clients, they know the rules and use them as barriers and are always looking for ways to say “No, that can’t be done”.

Our approach to finance is the exact opposite

Property finance for investor’s is very different from the average home owner finance. Home owners are forced to borrow because they want to have their own home. Investors are excited to borrow because they can leverage other people’s money to build their wealth. Many investors are discouraged by brokers/lenders that are not active investors themselves because of this exact reason.

Legal Structuring

Most home owners purchase their home under their personal names to take advantage of Capital Gains Tax exemption. Investors often purchase their investment properties using different types of legal entities. Our Finance Strategist’s have a good working knowledge of legal structures and their impact on finance options. There is not one best structure for all situations, otherwise everyone would be using it – each client needs a tailor made solution.
